council housing: how long do you have to wait for permanent when you are in hostel/bb with a 1yr old baby?

Posted under Sell and Rent Back by admin on Tuesday 21 December 2010 at 7:07 pm

i fell pregnant last year and started renting a flat which I claim housing benefit for in january 3 days before my baby was born. My parents lent me the first months rent they wanted up front, which I will have to give back to them when I recieve it in january as a final payment of housing beneit for that year. The council paid a one-off deposit incentive payment. My landlord is selling the flat so i will be eneding the tenancy in january. But I dont have the money to pay another 1st months rent myself for a new place to rent (and ive checked all of the agents and landlords i can find round my area, they all want 1st month and deposit, which I also dont have). My parents would only let us stay at their house for a couple of weeks because of their lifestyle and my baby it isnt fair. (work etc). so that means i cant rent privately and claim housign beenfit, so will I have to apply for homelessness within 28days of tenancy ending, then be in a hostel? then how long will we need to be there until we get a permant or tempoary long term place?
im not working because i am on my own with my son, and my son isnt working because he is 9mntsh lol! I am a single parent. Not my choice.
Penny, I dont need to answer that but do you think i WANT to be in this situation? grow up and open ur eyes to the real world.

Help with debt and paying bills?

Posted under Sell and Rent Back by admin on Monday 20 December 2010 at 12:02 am

I’m a single parent I work part time and I’m also a student.
I also receive some benefits.

My problem is that 6 months ago I was scammed by someone I considered to be a friend and lost hundreds of pounds, and I never recovered from the loss of money, because I didn’t have that money to pay rent and bills that month I had to borrow from the next month to make up, and that’s how it continued as I never caught up.
To make sure I had enough money to pay my rent I had to cancel payment on other things, which have now built up and I don’t know what to do,

I feel like I’m never going to catch up, I really don’t want to get into any more debt, but I don’t know what to do.

I owe £400 to the electricity company I have tried to organise a payment scheme with them but they wanted me to pay over £100 a month and I couldn’t afford that, and the only other option was to pay £50 a month and a lump sum of £350 at once which I couldn’t do either.

I also owe nearly £200 to a credit card company, I’ve been making the minimum payments but its not making any difference to the balance.

I’m also a month behind on my rent at the moment.

I’ve cut down on my spending, I’ve tried selling things, but I just don’t know how to get back on top of my finances.

Any advice would be greatly aappreciated

next he never loved me n was going…. he never fancied me, he had always fancied me… the thing he would miss most was the sex etc… I was buying a pub at time and 1 morning we were in bed and i caught him reading txts so i packd his bags 4 him, he later came to work with me, arguing that i was wanting to find sumone to **** cos i was putting makeup on. As we pulled into car park he said he would stay… then left the pub 3 hrs later to go out with his mates. That night he wouldnt ansa his phone n sent me a txt saying why didnt i leave him the **** alone for 2 mins! I was at home, got mad n burned all his stuff, clothes, home office paperwork. When he come home I then stole MY car off him so he couldnt leave n got arrested DUI.He left. He came back 2 months later saying I owed him the marriage (for passport??) and £5000 then he would be my proper husband after I gave both to him, I agreed, I still loved him. He moved back in but got a polish girlf and I had to put up in his eyes cos we werent yet married. I couldnt cope n asked him to leave, he did to go with her. That was january, up until april he still said he would come back until she started txtin me and silent call me. Then he said he didnt want anymore to do with me.
I still miss him, still love him, I know cos I am getting married next week to a guy I met the day he told me he was leaving, and I dont love this guy as much as him. If he came back now I would be torn apart. By the way she is a prostitute he told me and that she does more 4 him than I did cos she sells her p****y for £30… He only lived rent, food, car free etc with me…
He was such a charmer tho…. n yea, I think for my part it really was real love n he def had some serious feelings that caused him to panic.
Thanx 4 letting me share xx
Thanks Britters,
No I aint with him any more… was just replying to someones question n decided to share with others.
I am no longer with him, just miss him..
The q was have u ever still had feelings long after you should or summat.

His telling me of her was because we were always so open bout things but I guess he wanted to hurt my feelings.

I just wanted peoples thoughts on why he started to have feelings but then pushed away…..

THE LANDLORD IS SELLING WHILE I AM RENTING, WHAT ARE MY RIGHTS?

Posted under Sell and Rent Back by admin on Wednesday 15 December 2010 at 7:18 pm

I have rented a flat for 14 months from a Letting Agent and a private landlord. My Assured Shorthold Tenancy expired and I renewed and signed another identical agreement for another year. The Letting Agent has refused to give me the new copy of the agreement stating that my landlord had to sign it. After many emails and visits I still do not have a copy. I was charged £200 to renew the tenancy by the Letting Agent. I was told my rent had gone up by £100 per month. I doubt I will get my £1,200 deposit from the Letting Agent with the problems they have caused.

I am up to date with rent with a bank rent book going into the Landlord’s account. I have never missed a payment and the flat is in great condition. I haven’t really had any issues with landlord during the 1st year of tenancy, apart from the fact he use to miss mortgage payments every now again. Now I know this was part of a plan to make me move out early. His letters come here as he used to live here.

During the week I got a call from an Estate Agent for valuation and they said the reason was for re-mortgaging. They did the valuation and I allowed them access. My landlord visited the property the next day to tell me he is selling. There is a For Sale sign outside the flat. Now the Estate Agent have contacted me for viewings and photographs and they also have keys to attend while I am not present. I have had no consultation from the landlord as everything has been done pretty much behind my back. I have had no legal notice to move out. I have sent an email to the Estate Agency to hault the viewings informing them I haven’t had legal notice from the landlord. I haven’t any support from the Letting Agent who let the property to me. So, I believe he is involved. I feel harrassed, what are my rights? I would appreciate your help in this.

Thank You

Natasha

How do I get over a bestfriend that scammed me?

Posted under Sell and Rent Back by admin on Monday 13 December 2010 at 2:20 pm

She was living with me and was supposed to be working. She hadn’t worked for over 7 months. She was making up elaborate lies about work. She never paid rent. Her family said she does stuff like this all the time, moving on from one person to the next. She steals things and sells them, borrows money from people and doesnt pay it back, and scams then out of their money. She keeps her friends separated and spreads rumors so her friends won’t like each other. I am dealing with getting compensation from her,and informing people about her and who she really is, but I am broken hearted. We have been friends for 14 years. How could I not see wha others saw in her?

We've recently come into some money and its always been out dream to move abroad but now he doesn't want to go?

We are literally at the stage of having accepted an offer on our house and have found a fantastic place on which an offer has been accepted (we can back out with no penalty in the next eight weeks if our sale falls through). It’s like now its actually happening he’s got cold feet and one minute he’s all enthusiastic the next wants to back out completely. What should i do? I don’t want to push him into anything he really doesn’t want to do. Neither do i want us to regret not taking the opportunity. He somehow thinks a trial is impossible as it would be impossible to move back and find a house and work in the UK. Though we’d still have enough savings to be able to rent until we found work and sold the house in France – enabling us to buy again in the UK.

Imagine a detached purpose 1978 built block of 4 flats, 2 up 2 down.?

I own one of them for the last 10 years and I am the owner of the lease for the other 3 flats. So in other words they are suppose to pay me a yearly rent of 5 pounds per year, (which none of them do). one of the owners of the flat EITHER wants to extend her lease back up to 99 years OR buy the lease directly of me. She wants to ask her solicitor for advice.

Each flat is worth around 80-90k.

What is ur advice??

Should I charge her for granting her the extension?
How much are leases usually sold for?

Thanks….
(Golly I come across as a greedy person…:-(

What care workers will need to work with someone who is pregnant?

Posted under Sell and Rent Back by admin on Tuesday 7 December 2010 at 11:54 pm

Kiara is a 22-year-old single woman who has been living with her boyfriend Michael in a flat in Brixton for the last four years. She and Michael have been heroin addicts for many years. When Kiara was 8 years old, her father, who she says was a very heavy drinker, had left her Mother and the kids and never came back. At 14 she started drinking and smoking marijuana. At 16 she had dropped out of secondary school and at 18 she moved in with Michael. He introduced her to heroin. She uses about a 1/2 gram of heroin every day just to be able to function and feel comfortable. In order to pay for the heroin and pay the rent for their flat, she sells drugs because her boyfriend Michael does not work. She usually drinks four or five beers each night before going out to work. If she can’t get enough heroin, she will try to get either some weed or cocaine. Kiara and Michael do not have sex a lot. When they do have sex he never wears a condom. She has noticed that her breasts have become swollen and tender. She also hasn’t had her period in the last 12 weeks. She is pretty sure she is pregnant and knows it’s her boy friends baby. However she’s not sure she can stop using drugs or work to have the baby even though Jack wants her to keep it. She really confused at what she should do. Her friend who works with her at night told her not to stop using drugs if she is pregnant.

well basically I need to know what kind of health care professionals would need to work with kiara?
So for example a counsellor
can you give me some more please

i need help with difficult inheritance/family dispute?

Posted under Sell and Rent Back by admin on Monday 6 December 2010 at 4:40 am

My grandma left me 25% of her estate in her will two years ago, my sister also received 25% and my parents inherited 50%. Two years later, her house is still not sold, with my parents renting it out and taking 100% of the rent for themselves, and refusing to put it back on the market because of the house prices. My parents told us the will stated me and my sister could not receive our share until we reached the age of 25; however, they also said the solicitor said we could sign our share over to our parents who could then give us back our shares. However, i have never signed anything, nor have i ever even seen the will. I currently live with my parents still which is very awkward when i need the money to put down as a deposit on a house. I am 25 in a few months time and want to know what my position is. And also any advice on how to bring the subject up to my parents without making things very difficult at home.
Thank you.

Does my girlfriend have the right to my money?

Posted under Sell and Rent Back by admin on Saturday 4 December 2010 at 4:41 am

I used to be in a lot of debt with loans and credit cards and over the last year my girlfriend has helped me out and loaned me money, we worked out that i owe my girlfriend 1200 pounds. Anyway last month i declared bankruptcy and had my debts wiped. since then i have gotten a new full time job and have just sold my car for 850(it was knackered and needed a lot of work). I gave my girlfriend 200 of it leaving me 650 to buy a new runabout.

i only live 6 miles from work but the public transport here is awful, it takes 2 buses and an hour to travel it at about 6.80 pounds per day. and in a car it takes 15 minutes.
we worked it out together that it was 40 pound cheaper a month to take a car minus the initial buying.

we both are now living with my parents rent free.

now that my cars sold she says i dont need another one and should pay her back.

is she right?
