As for the smack heads, well as far as i understand the workings of opiates they are a downer so when they are "high" they probably won't have enough effort in them to do owt but when they need a fix they might just rob your house. If I was you I would just treat it as an secondment and move a new rent paying tenant in. If anything comes of it say you issued notice, they didn't reply so you assumed they had left. It is a civil matter in Law, and I cant see that lot being bothered to pursue it. If you know where they are I would also tell them you are going to sell their gear to pay for what they owe.
