My sister and her family live in my property?

They have done so now for since dec 2008, they had informal tenancy agreement and a way below market rental as i thought they would look after it. the 2nd yrs tenancy was issued march 2010.And yes its all legal, papers, insurances etc etc.
Anyway to cut things short i had an arguement with her husband and he stopped paying rent to be clever ,then he said he wanted a agreement through an agency, i refused as i checked with my solicitor and the agreement they had was legal..Anyway things got worse, he did work on the electrics and i had to pay over a thousand pounds to get it put right,he changed the locks and sent me the bill but no keys,and he has removed permanent fixtures and messed up my garden…it was going to court for repossession and arrears of 6 months and he paid up the day before the papers were being taken to court. I spoke to my sister and she apologised and i thought things were ok. So I let it slide
But he then again asked for agreement from agent, i dont want to use an agency, i can do it myself but i got a comprehensive agreement done for him through a Landlord solicitor which is very good.
.I told my brother in law i was increasing the rent to near market rental when i issued the new agreement for the 6 months that he wanted and he said fine, he would pay it no problem…its what he wants….. Anyway i waited till xmas was over and thoght id issue the new agreement in feb with rent increase to take effect then…Now he says he isnt paying it….
i cant win with this guy, he treats me awful because im family and he thinks he can get away with it.
what do i do now…his old 12 month tenancy runs out in march, can i just take my property back then if i issue two/three months notice or do i need a reason to do it….i will never be able to trust this guy. My sister wont stand upto him..What if i decide to sell can i get them out then…they say never let to friends and family, They think they can do what they like because they are related

I have been involved in long process of litigation, with friends relative, I was doing them favour, now they have fallen out and I need to get my self out of long drawn out court case which I can’t afford. any idea?in short, my friends persuaded me to buy a business with his relative, the relative brought his brother from india and placed him in the shop taking money in his behalf, then he himself went to india, he tried to harass me and my friend in the shop so that we should leave the shop to him, that did not happen, then he went to india and put pressure on my friends family lying to them that we kept the shop, that they should give him the money.That he succeded and obtained some money, then he came back refuse contribute towards the cost of running of the shop, the landlord forfiet the lease, and threatened to take the shop, tried to sell the shop, the partner did not cooperate unless he was threatened with court order, the rent went in arearrs even more, as the shop was made small by the landlord when he placed the stairs in the shop. The business partner refused to accept of running the business from day as he signed the lease and went abroad, caused scenes in the shop, even telephone the police they said go to the solicitor. Since then he has been lying about his actions, and make up story about how hard he worked and he did not get any profits, whereas he was pressurising us to give up the shop, and then asked me to sign an agreement so pay him once he went and consulted the solicitor, The only time he went to consult the solicitor was to ask for money in an agreement and not to sell the shop.

Hello everyone.

I am in my second year in one of the Universities in UK.I went home (Abroad after my 1st year) during the summer and I was able to raise £25,000. Apart from that I still have close to £8,000. for my upkeep while am here for my studies. Some of my Uni pals have given all sort of advice with what to do with the money since I am still here for a while. presently the advice has left me very confused.Some have also said its really difficult raising £5,000 in 3 month in UK not to talk of over £20,000.that I am lucky but I dont understand why.
They following advice given are:
1 Buy a house.
2 Buy a pub
3 Buy a Cab and rent to Drivers
4 Open an ethnic food store etc.
5 Buy a house and rent it out

Honestly I Like the UK as a student but I cannot imagine leaving in England all my life, I dont work I here dont wish too while am studying. I do hear a lot of nasty experiences some of my Uni mate jist about and the bad attituted foreigners get at work.so I think its very discouraging looking for work and I have heard some people say they cannot imagine WHY buying a bottle of coke for 50p in many countries and the same sells for £1.20 here in England or a pint of lager sells for say £2.80 in a pub and the same lager sells for less than £1 in most countries around the world.And why a single room will rent for £50-£60 a week.
Should I follow this advice and invest my money by the buying some have offered to help any way or Should I just Finish my Uni and go back with my money and Invest, will my house b taken away from me if I eventually leave. somewhere else cos this stories scare me? I am a scared Lady.Help? PARDON my English.

my landord has given me a 2 month notice to quit. I am currently doing my GTP teacher training at a local school and i am paid by uel through the local council i get £16400 for the year then i have to apply for a full time teaching place somwhere else. previous to this i was a single parent working 16 hrs per week and studying in the evenings to better myself and secure a future for myself and my two girls 15 and 4.
My husband (Father to my 4 year old) and i reconciled in September and he moved back in and we became a family. I started my teacher training at the same time.He was unemployed but we managed to get him part time work at my old firm i worked at part time for £100.00 per week but he has been informed that business is bad and he will be redundant from xmas.

My 15 year old daughter is doing her GCSE’s from January at the school im training at. My four year old is starting primary school in January.

we are in private accomodation and our rent is 800.00 a month plus 160 a month council tax. Previously housing benefit paid the bulk of the rent and i made it up on my part time wage. When my partner moved back in and i started training i changed my circumstances and they just informed me im entitled to £6.83 a week housing benefit. I am worse off than when i was on income support but thats ok. At least i am training and things will get better at some point as my career progresses.

Now the big clanger is my landlord has just given us a 2 month notice to quit as he is selling up and moving abroad.

I looked at renting again but for a one bedroom flat or studio it is around 800-900 pound a month and they want 1600-1700 in advance, thats saying i actually can find something just after xmas. A one bed for all 4 of us will be hard but ill do it f we have to. My eldest daughter is 15 and feels uncomfortable as does my husband who is not her father, at the thought of sharing such a small space.

I have no spare money and my friend who has a disabled son said she would try to lend me the 1600 but now cant because of serious commitments that have occured in her own life.

We are estranged from my husbands family and my parents are in their 70′s living 80 miles away. My mum is currently undergoing cemo therapy for terminal cancer.

I cant afford to rent as we have debts and other stuff and i dont have and cant get a deposit. Help

I am trying so hard to better myself and make sure my children do well but 10 years of being a single parent at times on benefits has left me with no savings. We have no where to go and im feeling increasingly desperate.

Can anyone advise me what to do and where to turn. Would the council help me? would i qualify and what is likely to happen to me and my family?

I feel ill and scared and i am in such a crucial year of training that ive have fought and worked to achieve. Its crucial my daughter stays at the school for her gcse,s and my youngest has a place at a local primary school. The rent round here is so high its increased by at least 400.00 from when i first started renting.

I am on the council list and have been for 3 years they say their is a 12 year waiting list and im in band 6.

I dont have anyone to borrow off or stay with. My friends are struggling themselves and My parents are in their 70′s and my mum has terminal cancer and is on chemo. my husband is estranged from his family.

I spoke to housing needs today they feel they will help and i have citizens advice on the case. A kind man keeps ringing me back with figures and advice. bless him.

Really bad neighbours!!!!!?

We have really bad neighbours and we are coming to the end of our tether with it all. They rent the house next door after our lovely neighbours sold it to a buy to let woman. They are a youngish couple who seem to stomp everywhere in the house, bang all the doors and the kitchen cupboards and shout when they have a ‘normal’ conversation. The worst of it is that they bang around at 5:00 in the morning or 2:00 in the morning if they get home from a night out with no consideration for us. They woke me up last night at 2:00 in the morning and it makes me feel ill! We have spoken to them in the past about it but to no avail and it’s grinding us down! We have now noticed that they have started to use the back garden as a dumping ground for their rubbish including 4 large gas canisters! What can we do? Really fed up and exhausted from being woken up all the time. Have tried to complain to landlady too but it seems she just pays us lip service all the time! They are horrible people! :0(
Yes, we’ve tried to tell them about the house having thin walls etc and that the sound travels and basically tried to put it really politely and they didn’t stop. The one morning when they woke us up at 5:00am my partner snapped, (because I was so upset – was stressed at the time and didn’t need being woken up at that time), and he went round to tell them to stop banging the cupboards in their kitchen as it had woken us up and that didn’t work either.
We’re worried about telling the council as it will affect us in the future won’t it if we try and sell?

If I live in a council house and inherit a property, do I lose it ?

A member of the family has inherited a house ( with no mortgage / borrowings against it ), they currently live in a housing association property. Will they be made to move out / hand-back the housing association property or can they continue to live there and sell the inherited property or rent it out ? This is in England.

my mums been accussed of benefit fraud. im sure shes innocent. HELP !?

My mum recieved a letter today, asking her to go to an interview under caution because the was evidence that she had been commiting benefit fraud for income support and housing benifit.
i know it was my uncle (her brother) who did it because he threatened me with it a few months back. purely out of hate, and hes a drug addict anyway.
what happened was my mum moved her mum in with us, because shes getting on a bit. they sold my grandmothers property and bought a house to rent out. (rental income £900 p/m) the property was put in both their names, and all the bank accounts were moved to one bank and put into joint accounts of my grandmother and mothers names.
at the time i looked up whether this would be a problem with regards to my mothers benefits, and as far as i could gather it wasnt, because it was still my grandmothers income, but going into a joint account, as she is so old and since her husband died had no clue how to deal with money. she didnt even know how to write a cheque !
my mum also rung up her solictor a few weeks ago to see if he thought she was doing anything wrong, and he didnt seem to think so.
im very worried because my mum suffers from bipolar, manic depression, severe anorexia, and has had many many suicide attempts. when she recieved the letter she took too many sleeping tablets immediately, thank god i managed to get home in time and stop her taking the lot.
i really dont think this is fair, to put someone in this position, who is so ill mentally, all because of a jealous idiot of a brother, as she was simply just trying to help my grandmother.
i really dont know what to do, and i hate to think what she might do 2 herself in the lead up to the interview. and if she makes it i doubt she’ll even be able to speak.
please help anyone ?
she is definately not a theif.
also she relies on the benifits she gets, can they take them away ?
it is my grandmothers income, not hers.

I have lived in my partners house since 2008 now, he is still waiting to get it in his name after debts, arrears and payments since his ex left in 2007, he will be there fingers crossed with a bonus in April of this year.

I own my own property and rent it out but this person just pays for the rent through his company and doesnt pay council tax, water, electricity etc, so the rents pays for everything just!

Living with my partner I buy the food, new furniture, new flooring, TV, and almost every month something new comes into the house. However at times he says to me that I should be more grateful as he has a roof over my head, pays for it and water, electricity etc? but then goes on to say he would do this anyway even if I wasnt there….? which brings me to confusion.. if we argue and I need help around the house?

I always get the food, around £100 every other month, do up the house every month with something, could be curtains, blinds, flooring, we both work hard and earn well, but at times he throws it back in my face. ALso he was living in my flat for 6 months to rent out his rooms in his house while sorting out his debts back in early 2009?

What do you think is fair, plus I clean, (useless at cooking lol he cooks) I do the dishes, washing, cat is looked after and house is always imaculate, at times I sense I need to be feeling guilty here what do you think?

I love my work and work a good 40 hour if not more hours per week so does he, I am thinking of bringing in a cleaner and i will pay for this person to help us. But he said no he would do it, but its whenever it suits him and makes the house look untidy until it is clean and I think our standards are somewhat different in that area. I would like to move into something together but he knows he cant get a mortgage as of yet and we are stuck here for a few years perhaps. Whereas my credit rating is good. I have no intentions of selling my property but was thinking of buying a second abroad, as he suggested so we can live out there at times too. He said he does enough for me, roof over my head, buys me christmas presants and looks after me, but it never appears in a nice way or he throws a comment in "i drove you to see your dad (who isnt well) as its my duty to, being your partner?" ….you what is that suppose to make me feel grateful I would prefer if he worded it better!

any suggestions and am I a doormat here?

Since a setback , recently I’m on benefits .[.sigh ]
I have also been given notice ,as the house where I’m in , will be sold soon

I have found the perfect new location ,
even cheaper then the current one
there is only one draw back :
the deposit is of 6 months in advance ! currently due to my illness nothing serious but keeps me in need of rest
, is out of the question to request as a bank loan
does anyone here knows if the rent benefits association…. contemplate such an unique circumstance ?and how to approach it ?
I really need to know soon ..Please help !!!

[the 6 months advance ]is that the ground where the house is situated has strong hystorical value…and surely many more would love the location ..

what is the rate of income tax (UK) which a landlord of a property must pay?

Does anyone know what rate of income tax a person must pay if he rents out a property?
Also how many years does the inland revenue go back to?
I have heard that the first year will be tax free, but they then tax a person and can go back 6yrs. But someone said 7rs. I would be obliged if anyone can help me in this matter. The reason being a family member used to rent a property out at £85-00p per week, but after 3years sold the property, and now she has received an enormous tax bill going back to 2002, (7yrs.) this is just an enquirery on behalf of a family member and would appreciate true and accurate answers please.

pps,
the family member involved works part time as a cleaner, as her employment so on the all will not be liable for very much paye tax.
