Do you think this is strange?

I am not married but didnt want advice of some teenybopper in singles and dating…..

I live with my partner (his house)and lets just say the last year has been tricky because he suffered from depression. As a consequence he was quite unpredictable and asked me to leave a couple of times (i ended up staying with my family for a week or so). The last time this happened i set to the task of buying a house on my own..

He has since asked for my forgiveness and asked me to come back, which i have done and he mentioned that me buying a house on my own was hasty! I did tell him that i was at an age to need security for my future and he hasnt made any signs of offering me a deeper commitment. We have been together for a few years now.

Anyhow, he doesnt like to talk about my new house and is under the impression that i will rent it out and still live with him (i do want to be with him). I really want to live in my new house and fuss over it, however if i do decide to rent it out i dont want to go spending lots of money on furntiture etc that i wont be using….

Him living with me and selling his house (that he hates so much!) isnt an option either because he detests the town i have bought my house in!

I feel very stuck!
Any advice greatly appreciated

Should I go Bankrupt? 42K Personal Debt. A Shared Ownership Property in Neg Equity and Now a Student .?

Posted under Sell and Rent Back by admin on Saturday 29 January 2011 at 2:21 pm

I purchased a shared ownship property a couple of years back. It is now worth less than i paid for it plus I am in a arrears repayment arrangements for both rent and Mortgage after i fell unemployed earlier this year.

I decided to downsize as much as i could, Sold my Car, Let out my property and returned to University to upskill after months of trying to find a new job.

I have set up a payment plan on all my debts but it is just a token payment. I am surviving mainy on student loans and maintanace while i complete my course however i am in some sense robbing Peter to pay Paul. I am now looking for part time work.

The rent i receive from renting my property covers the outgoings however there is a risk that this could change if interest rates moved up by more than 1.5%. There is also a risk with regards to local housing allowance changes as the tentant is paying through Housing Benifit; however the price falls under any predicted Local Housing allowance reduction at the moment.

I expect to be studying until June 2013. I would expect to be earning 40K plus once finished with my combined experience. I just wanted to get peoples opinions on wether bankrupcy is the best option. Here is a summary of what I owe. I am wondering if it would make sense to try and wipe the slate clean and start afresh or slowly repay the debt which is crippling. It would probably take 10 years to repay. Not taking into account any windfalls or house price gain.

£42000 in personal Loans, Credit Cards and private Debt ( Interest Frozen )
£1500 Mortgage arrears and £4000 Rent Arrears – Repayment Plan in Place
Property Value 50% Worth 80K Owing 84K.
Add Student Debt onto that over next 3 years

if you are on a low wage? I see people who work hard and they are awarded a poor wage. then they have to worry about rent/ mortgage and bills.Come the end of the month and they have little money for themselves to enjoy.I am 32 and i live with my parents. i used to live on my own(i owned an apartment meaning i wasn’t paying for rent or a mortgage) but i used to earn and still earn a poor wage(1000 euro a month after tax 950gbp after tax 1450 usd after tax) so i decided three years ago to go back to my parents. they are ok with it and they are not asking me for money as tehy are pretty wealthy.Obviously sometimes i go to the groceries and pay for bread for my family other than that i give nothing at home.Life is so much better now and easier. i was stressed out working hard and not having money to party or for even going out for a pizza once in a while.i also sold my car now i use public transport.
is it really convenient to have your own palce if you need to bother with bills rent/ mortgage?
jan stolz i go to their house or place. alternatively we get a hotel room.

i was with my ex for 4 years, got pregnant he threw me out, i moved back home with my mum and her fella (not my dad!) in 2005,
i lived with her all through my pregnancy and also stayed there when he was born. she moved to spain when when he were 10 months old in 2006 and i decided to go with them, i stayed there for 7 months until i got together with the estate agent fella that sold my mums house in u.k!! he was great with my boy and is now brining him up as his own son, we dated and got marrried pretty quickly, i moved to u.k for 3 months but once married we decided to give it a go and move to spain permently…………. this was in september 2007, we another baby november 2008, we got together, got married and had a baby all within 1 year and 4 months!! but we are happy and feel we were ment to meet he is a great dad and treats my son no different to our own,
my mum has no problem with my husband she thinks his great, i couldnt ask for better not many men would put up with my family!! although at xmas we decided we want to move back to the u.k as spain not for us, we live in the same building as my mum and her fella, which can sometimes be too much! she has not been happy since i told her we are going back, saying she bought my son up with my before my husband come along and that im taking him away from her, she worked all day! i was a single parent doing the bringing up ,she was just the grandma helping out lots!! and she keeps saying he wont remember her, and telling him that and other stuff also his 3yrs old so understands, and also saying to my 12 week old baby you wont remember nanny when your older but ill come and vist ……….. and how i dont understand how shes feeling??? and that i should never had moved here i shouldve stayed in u.k?? the way i look at it i wouldnt of had my baby if thats the case so im glad i come, we now feel we need to go back because my husband has been offered a good job, and i want a nice house an garden for kids, and for them to have nice things, as we live in a flat at present and theres no work here we cant be here as we are struggling to pay rent, but my mum dont get all this she thinks im taking the boys away from her and making me feel guilty but why should i stay for her??? help me? we are always arguing about this and she says im selfish??? am i???

Do you think the latest conlib Government policy will work?

Posted under Sell and Rent Back by admin on Friday 21 January 2011 at 7:07 pm

This Government really do not like the fact the poor still exist in Britain and they detest even more working class council tenants.

I’ve never heard of anything so stupid, the past labour governments have encouraged the sale of council homes to tenants who found themselves able to buy and despite a 3 year bond to pay the council for maintenance of the properties thus bought, these properties are now in the private sector.

The councils have given themselves a pat on the back as they relieved themselves of a lot of older properties that had high maintenance costs. However, the purchase price they received for these properties was meant to be used for reinvestment in low cost house building. Very little has been spent on this, as councils instead have sold land on, to both housing associations under the premis to build homes at reasonable rental costs for both private and social housing needs, and also to commercial builders for private house development at reasonable costs to first time buyers.

Hence, local authorities have long lists of those waiting to be housed and even longer exchange waiting lists. In the none to distant future, it looks like these two lists are set to grow even bigger.

What I can’t understand is why the Government wants to do this? It should be a matter of choice, whether you opt to buy your home or rent your home. The likelihood is that if you can;t afford private rents, that you might be able to afford a socially set fair rent, from an association or local council, However, the unbelievable news is that, as soon as council tenants circumstances change and improve they could be evicted out of their homes.

I can;t understand this logic at all, If a council tenant has a job he could find himself homeless within 6 months. The majority of council tenants do have jobs, they are not the type of jobs that pay well, as they are normally people earning at the bottom end of the earnings bracket. Part- time at less than 6k a year or full time at less than 12k a year. To be able to afford private rents you need to be earning a secure income of around 19k plus per year and to be honest, I know nobody at all in these circumstances. Or if they were earning 30 k per year a mortgage of 90k might be possible for the rest of your life, but then this is all dependent on your job being secure for life and the likelihood of that in an economic depression is nil. Defaulting on mortgage payments also adds to the social housing problem. .

The simple answer to not allowing repossessions to take place, would be to allow the insurances people will have paid in with their mortgage, to cover mortgage payments and then when they had run out, to allow income protection plans and pension schemes to be used for mortgage payments and then finally for the bank or building society, to come up with a scheme that is akin to: "rent to buy" That gives the householder a certificate covering the percentage of their home they own already from paying the mortgage for x number of years.ie 5 years should equal 20% or 10 years should equal 40%. With a bond agreement to "rent to buy" for x number of years at a socially set fair rent for a similar sized council property for a minimum of say 5 years irrespective of whether circumstances change for the better. This way people would get to stay in their own home. After the five years is up the bank or building society would need to review the situation with regards to having frozen the original mortgage debt. In case of a family having paid 10 years and owning 40% they could now be asked to continue paying the mortgage as per norm until the next time.

In fact mortgage breaks are probably a good idea.

If council tenants can’t keep their home it is unlikely they will be able to keep their job. As the stress of keeping a roof over your head will be to heavy a burden. If the Government is that concerned about the lack of social housing why don’t they encourage single people to share flats as if they were renting from a private landlord as flatmates. A flatmate scheme.

I don’t feel it is fair to do anything at all about existing tenants living on their own in two bedroomed flats or their family home, but maybe if housing needs were expressed by the Colleges and Universities could the council tenant not be encouraged to rent out a spare bedroom during term time and if the main householder was in reciept of benefits than this should be reduced by the amount of the students rent.

I’m sure that there are options the Government could have looked at.

Common sense must prevail sometime soon, otherwise Britains streets and squares will soon be turned into a campsite.
For normal people to take care of their own welfare or their own healthcare or their own education or their own housing etc is all very well if you were lucky enough to be born with a silver spoon in your mouth. A good 95% of Britains population weren’t born with a silver spoon. If the numbers who do pay into insurance schemes for health, income protection etc these folks are in that top end income bracket of 35k plus as these are ones who can afford it.

I laugh every time I look at these over 55 plans to pay for your own funeral and to leave something for your loved ones, because to be completely and absolutely honest this is another avenue people can not afford to pay into. Insurances etc are luxuries.

This question above and the debate is based upon the basics of essential to life. BTW had it not been for greedy middlle Englanders, bankers and property developers Britain wouldn’t be in a mess.

UK ONLY – Need help JSA – ESA Claim – Sick Note – HB.?

Posted under Sell and Rent Back by admin on Wednesday 19 January 2011 at 2:18 pm

Hello, this is my first time posting a question on here so please go easy on me.

A little bit about me and my back ground.

I left school at 14 years old due to a moving home, bullying and lack of interest in the majority of subjects.

Since the age of 15 I have always worked being employed until the age of 17 the self employed until March 2009 when my business felt the effects of the current economic downturn. I am now 26 years old.

Since I became unemployed in March I have tried my best to find work without having to resort to benefits as this is a route I knew nothing about and personally did not want to explore.

In my 20ish weeks of unemployment I contacted everyone I could think of who I thought may have had a position available for me to get back into work quickly.

By week 20 I had been homeless for 18 weeks as I was unable to afford the rent and upkeep of my house. I have been residing with family and friends and finally once I had sold 99% of my worldly possessions and was down to my last £3.00 went to seek help from my local Citizens Advice Bureau they advised me to phone the JOBCENTRE and make a claim for JSA.

I applied and was awarded JSA on the 17th of Aug 2009 I then began to search for accommodation as I was outstaying my welcome with family and friends.

I have now found somewhere to live and have been awarded housing benifit and council tax benifit I have negotiated a smaller deposit with my land lord and convinced him to accept the rent 4 weeks in arrears as it will be paid to me as appose to rent in advance.

The issue I have now is until a week ago I had not been to a doctor in nearly 10 years.

After my recent health check and talking to the doctor we found a couple of things wrong with me one being a skin condition and serious depression that I have been dismissing for many years.

My GP has now reffered me to a specialist for my skin problem and also to the local mental health service fo an assessment.

Since my breakdown at the doctors I have not been focused and am now worried what will happen if I am no longer available for work.

My doctor pointed out my mental health issuse but there was no mention of a sick note or anything like that just a referal and pescription.

I am back at the doctors tomorrow and dont know what I should be asking for.

I also dont know how the jobcentre will deal with me I am worried that if I tell them I am unavailable for work due to depressionthey will stop my benifit and in turn stop my housing benifit and council tax benifit.

Please if anyone has been in this position or knows the anwser to my question please get intouch.

Karen.

borrowing money and credit cards?

Posted under Sell and Rent Back by admin on Saturday 15 January 2011 at 9:33 am

sorry if this is long but im really looking for some advice, ive just been watching a programme about bad credit in britain. Myself and my partner are struggling at the moment, we have both lost our jobs due to businesses closing down. We’ve been trying very hard to get jobs but the job market seems very hard. We were late with last months rent + i used overdraft to pay it.

We’re have to pay this months rent but dont know if overdraft will cover it, so we’re selling our possessions. I’ve never thought about getting a credit card before (im 27) my opinion was always if you havent got the money then you shouldnt really buy that holiday abroad.

I’m seriously considering now whether to apply for a credit card now mostly because we hate where we live (abusive neighbours) + not nice a nice area to live in. I watched stories of young women who ran up thousands on credit cards on holidays & fashion, and i thought if they can borrow £ for this why can’t we borrow £ to get us out of this mess in and live in a nice home and pay of some debts?

Our landlord keeps putting our rent up and we cant afford to move.
Its affecting our mentality & health, we are both depressed. I know a credit card would be a quick solution and it would have to be paid back which i would do if i was able to get a job.

Can someone who is unemployed or on benefits get a credit card? Im not sure that i would get one? also because i have a bad record with the council because i couldnt afford council tax payments, but would that show up on a banks credit check? as i’ve always had an excellent record with my bank.

i would really appreciate any advice as to whether and how to apply for the best credit card sorry its long!

How do i apply for a court order..I can't afford a solicitor?

Posted under Sell and Rent Back by admin on Thursday 13 January 2011 at 4:47 am

I asked a question on here few days ago about a unit i rent, I live in the UK and have contacted solicitor who says i deffinately have a case but it will cost me £500 up front and then i will have additional charges. I need a court order to get my belongings back and a claim of compensation for my belongings that were damaged and loss of earning etc.

I have all the proof that i was upto date with my rent etc but the landlord closed me down and within 24 hours sold, gave away or threw my belongings in a skip (this was a shop i was renting not a home, it is stock and fittings i am refering to)

I have contacted no win no fee solicitors but they say because it will only be a small claim they wont take it on.

Any help on how to do this alone or if anyone knows a good no win no fee solicitor i would be very gratefull. Because of my shop now being closed myself and my husband are now out of work!

I hope this made sense lol
