Regarding rent allowance in dublin?

Posted under Sell and Rent Back by admin on Sunday 28 March 2010 at 4:51 am

Hi,

Just wondering if anybody can help, im currently renting a room and recieving rent allowance, but my landlord (who actually lives in the house)is moving abroad and selling the house.
So me and my boyfriend have decided to rent a place together, the only place we can actually afford is a 3bedroomed house, as its actually the only place thats asking for reasonable rent. (cheaper than a 1bedroomed apartment)
Will i still be able to claim rent allowance? My boyfriend is working but as an apprentice electrician, and only gets 210 euro a week.
Would we be able to claim couples rent allowance? or would i loose my rent allowance altogether because he works?
I am currently unemployed but eager to get back into work, although this is proving difficult.

Any help would be much appreciated..

I want to leave home but have a flat under my name?

Posted under Sell and Rent Back by admin on Friday 26 March 2010 at 9:28 am

I want to leave home because of my husband the problem is that I have 3 children.

My husband made me agree to put a flat under my name a few years back, so I’m afraid if I leave the council will not give me a council flat because of that.

The problem is I do not have any doccuments for the flat as my husband takes care of that, so I’m stuck , even If I was able to get them and sell the flat first my husband would find out before I co do anything and besides the flat is already being rented out to someone.

The money from their rent goes directly back into the mortgage, again I have nothing to do with it, and I make no money from it. He just put it under my name.

I really want out so your advice would really make a difference to our future ,

Thanks

single mum wanting to go back to education?

Posted under Sell and Rent Back by admin on Sunday 21 March 2010 at 11:52 pm

i am a single mum with good job and mortgage
i want to go back to education to train to be a teacher which will mean giving up work
i cannot get housing benefit for my mortgage so will have to find somewhere to rent – i cant rent my current flat out as the council will view that as income even though it will be going to pay a mortgage so my only option is to sell my flat but i could end up loosing money with the economy the way it is
what options do i have, i want to make a better life for myself and son but at the moment its looking near impossible!!!

Can I force ex to sell house?

Posted under Sell and Rent Back by admin on Friday 19 March 2010 at 7:04 pm

In August 08 my then partner and I bought a new house. In November we broke up and have now decided we won’t get back together.

I moved out and for first 9 months I still paid half the mortgage, all the utility bills and council tax. I now have my own place that I am having to pay rent, bills etc on so I stopped paying everything for my ex apart from my half of the mortgage which I pay every month.

The problem is that I cannot afford to pay the mortgage as well my own bills but my ex is refusing to sell house. He earns double the amount that I do so and is just being awkward as I know he can more than manage the mortgage on his own.

I don’t know what I can do, can I force him to sell?
I don’t want to be bought out. I have told him all I want is out of the mortgage, he can have the house.
I do NOT want an extra job!! Stop telling me how to earn online, that is not my question.

LANDLORD IS BANKRUPT – £500 DEPOSIT WILL BE LOST – ALONG WITH RENT PAID UP TIL JULY 10 -WOULD LIKE TO KNOW….?

Posted under Sell and Rent Back by admin on Wednesday 17 March 2010 at 2:20 pm

Right….bit of a story, but please bear with me…

My daughters landlord has gone bankrupt, she paid £500 deposit, along with rent paid up until July 2010.
Her landlord didn’t put the deposit in an agreed place, like he said he would, and she has been told she will lose that.
As for the rent she has paid up until July, she will have to join the long list of creditors, and hope she gets at least some of it back. The rent included all utility bills too, that she is having to pay herself now.
If she gets evicted from the house, she is a post grad student, has borrowed the money from a relative, and won’t be able to fund another lot of rent, as she doesn’t feel she can go back and ask for more money. She’s already in debt up to her ears (student loans and such, plus this years fees, rent and deposit-as it’s post grad she receives no help from the state or banks) and has only a part time job on basic rate pay, due to the workload on the course, which is really intensive.
The tenants agreement is basically null and void now, as he is no longer her landlord, and nothing else has been signed – he didn’t stick to his part of the agreement anyway. At the moment, the house is in the hands of the official receiver, and we have no idea what is going to happen.
There was never an inventory signed for any of the furniture, or household stuff, and the landlord doesn’t appear to have much of a clue as to what’s there, apart from ‘a chest of drawers’ etc.

My question is…. if my daughter either swaps the nice, although quite cheap, furniture in the house for stuff that might not be as nice, but still serviceable, and uses the good stuff to set up home when she finishes uni (we’re talking bed, wardrobe, and chest of drawers here – not a whole house full) which will be better than the stuff she presently has at home, and would see her right for some years to come, it would save her having to get new stuff, and also would go some way to providing a bit of compensation for the £500 she has definitely lost, and the other money she has potentially lost. As I say, she never signed for any of it, and presumably, as far as the official receiver, or the mortgage people know, there is only a basic description of any stuff that might be in the house.

I know it’s not strictly legal, or ethical, but this girl has basically lost over a thousand pounds (of someone else’s money at the end of the day)
I myself would dearly love to help my daughter, but I’m on statutory sick pay at the mo as I have cancer, and I have no money to spare at all. It was always my dream to see her through uni, and help towards her setting up her first home, but sadly, this is not possible now.
To be honest, if it were me I’d clean the house out and sell the lot!!! and on my own head be it, but this is her, and I don’t want to see her get into trouble. The repossession people surely aren’t going to bother what sort of furniture is in the house are they? They’ll just note that ‘one chest of drawers’ is in the bedroom etc.

What would you do? She’s had advice as to the rent and stuff, but obviously aren’t ask any official bodies for advice on this matter!

Many thanks for your opinions on this

Capital Gains Tax on rented property?

Posted under Sell and Rent Back by admin on Monday 15 March 2010 at 2:27 pm

I want to rent out my property, and move temporarily into other rented property, will i have to pay any Capital gains tax on:
a)The rent i get for my house, even though i will be paying rent out for another property myself
b)If i sell my house without moving back into it, will i be liable for any more capital gains because it has been rented

recentley bought a house but now split with partner – shall we rent the house?

Posted under Sell and Rent Back by admin on Saturday 13 March 2010 at 7:08 pm

Unfortunately my boyfriend no longer wants to be with me. It’s all happened so suddenly and I’m still in shock. I love him to bits but can’t be with someone who doesn’t want me. My family and friends deserve my time more than him. (This is what I keep trying to tell myself anyway!) It only happened 2 weeks ago so it’s still sinking in. I have told him we will discuss what will happen with the house when I get my head together! We bought a house 7 months ago. Our mortgage is really really high and I don’t know what to do for the best. I can’t live with someone who doesn’t want me – it really hurts! I’ve been staying at my parents but they are worried I am running away from a home I pay for and love. He is still living there because he doesn’t want to go back to his parents. He wouldn’t mind me living there until we sort out the house but I just can’t bear it! I have tried to make it work but he doesn’t want to.

The reason for my post is because I wondered if anyone has any advice? Shall we rent it out? If we do that then we will be still losing money because the rent would be so high if we charge the same as our mortgage/bills that people won’t be interested! Do we risk loosing around £300 a month to just rent it out? I really don’t think I can handle having any contact with him if we do this route! I’m a believer of losing touch with someone to move on…

Do we sell and lose money AND pay for the early mortgage get out fee?

Do I get a loan and buy him out?

Can anyone help me?

I appreciate your time.

Please Help! Getting a deposit back from a property investment in florida?

Posted under Sell and Rent Back by admin on Thursday 11 March 2010 at 2:17 pm

In September last year, my partner and I went to Florida to look at property to invest in. We went with a international realty company who set us up to meet developers, mortgage advisor and a management company. The plan was to rent it out as soon as possible and in later years to sell.

We found the perfect property and signed a contract with the developer who was aware we were applying for a mortgage in america and said if there was any problem with this we could pull out.

We came up with the 30% (as this was needed to apply for the mortgage) straight away. But as the months went on, we were applying to so may different mortgage schemes with no luck. It was dragging out to long and we were already paying a mortgage on the 30% we decided we had to pull out and get our money back. We have contacted the realty company and the developers but they are very unhelpful, it seems we can only contact them through emails and they haven’t given us any idea if and when we will get our money back. it has been dragging out for such a long time we are begiining to worry.

So if anyone has any advice on what we should do? We are beside ourselves with worry as the developer has been no help what so ever.

Thank you for reading.
yes there was a contract. we have read it over and over and can’t make heads or tails. i don’t think it mentions anything about our deposit. We paid an initial deposit of 00 which we don’t expect to get back but we want the 30% back because it is quite a sum of money.
